Handing over, and what you keep

A handover sells the lease, and usually whatever is fixed to the building with it. But there is a line between the business and the premises, and that line is your money. This page helps you separate three groups: what goes with the premises, what the incoming tenant may want to buy, and what is yours and should leave with you.

The short answer

  • Separate three groups before you talk price: fixed to the premises, sold on separately, yours to take.
  • Yours to take is usually the signage, anything made to your design, equipment you bought recently, and whatever carries the brand.
  • The day you hand over the keys and the day you can clear the room are rarely the same day. Storage covers exactly that gap.
  • Collection from 3,300,000 VND includes the van, the crew, boxes, wrapping and ordinary dismantling. Storage from 1,250,000 VND a month.
  • Every item photographed and coded in your account, signed for at both ends.

The common mistake is folding everything into a single handover number to get it done quickly. The incoming tenant is paying for the lease and the location; the equipment they usually want to choose for themselves. Separating the groups shows you what you are about to give away for free.

The gap between two dates

You sign today, the incoming tenant wants to start their fit-out next week, and your own next site either does not exist yet or is not finished. That gap is why people sell equipment cheaply. Not because it is worth little, but because there is nowhere to put it. One month of storage costs less than most of what haste costs.

  1. Fix the date the incoming tenant takes the space. That is your real deadline.
  2. Book collection at least 2 days before it. Shorter notice is still possible with a 400,000 VND rush fee.
  3. Clear the room before handover day, not on it. Handover day is when things get broken.
  4. Sign the premises back only once your things sit in a photographed catalogue. If ownership is disputed afterwards, you have a dated record.

If the buyer walks away

It happens, usually late. If your equipment is in storage, you still have a business, just not yet installed. If you sold it as a lot, you have nothing to reopen with. That is why many owners keep the equipment until the handover money is actually in the account.

Frequently asked

I do not know where I am reopening. Can I store it open-ended?

It renews month to month. Ask for delivery to any address whenever you are ready.

The incoming tenant wants to see the equipment after it has gone. What then?

Your account holds a photograph and a code for every item. Export it and send it. If they need to see it in person, arrange a time with us first.

Can it be delivered somewhere other than where it was collected?

Yes. The delivery address is whatever you give when you request the delivery.

Do you take large signage?

Yes, signage and light boxes, provided they come apart and fit through the door. Put the dimensions in the booking notes so the right vehicle comes.
